ZONING BOARD OF APPEALS
The Zoning Board of Appeals reviews applications for use and area variances as well as for a special permit to use and existing building. Any questions regarding guidelines for variances or special permit uses may be directed to Edward D. Collins, Sr., Building Inspector/Code Enforcement Officer or his staff Donna Burolla, Clerk to the Zoning Board, and Bonnie Brower, Building Department Clerk. A zoning map is available at the Building Department in the Town Hall Office, 1850 Ridge Road, Ontario, N.Y. Zoning Regulations are available for the public to purchase at a cost of $10.00. Lot size and setback requirements are listed below. If you are not sure if a variance is required for your project, please contact the Building Department. Lot Size, Structure Size and Setback RequirementsHow To File An Application Applicants must fill out and submit a notarized, signed copy of the application and a copy of an instrument survey or tape location map showing the project (addition, deck, etc.) they are constructing with the distance to the property lines. A complete package must be received by the deadline date below to be included on the agenda. Checks must be made payable to the Ontario Town Clerk. A complete package includes the signed, notarized application form, map, and check. The Town of Ontario encourages home business operations and occupations. Certain guidelines and criteria must be met to be classified as a home occupation. Please contact our office for more detailed information.
PLANNING BOARD
The Town of Ontario has adopted new Land Development Regulations and Public Works Requirements as of October, 2008. Copies are available in the Building Department at a cost of $15.00. The Planning Board reviews applications for subdivisions, site plans and special permits for new construction. Questions relative to the above may be directed to Edward D. Collins, Sr., Building Inspector/Code Enforcement Officer or his staff Donna Burolla, Clerk to the Planning Board, and Katie Kelsch Building Department Clerks.
How to File an Application for Subdivision, Site Plan or Special Permit
Applicants must fill out appropriate forms pertaining to their project. Forms listed below may be downloaded. All projects need an Agricultural Data Statement and a State Environmental Assessment Form. Depending on the classification of your project, either Unlisted, Type I or Type II under 6 NYCRR Part 617 of the Environmental Conservation Law, a short or full environmental form will be required. Thirteen copies of the map must be submitted with the application forms, and appropriate fee for an application to be considered complete and placed on the Planning Board Agenda.
Minor subdivisions require sketch and final approval. Major subdivisions require sketch, preliminary and final approval.
